| Answer | · What are the signage restrictions?
The Declaration of Restrictions states that "No signs, advertisements, billboards or advertising structures of any kind may be erected or maintained on any of the lots herein restricted without the consent in writing of J.C. Nichols Company [now HA-KC], provided, however, that permission is hereby granted for the erection and maintenance of not more than one signboard on each lot, or tract as sold and conveyed, which signboard shall not be more than five (5) square feet in size and may be used for the sale and exclusive purpose of advertising for sale or lease, the lot or tract upon which it is erected." | · Is there any way for me to find out who built my house?
Contact a board member or ask your neighbor. They may know who built the homes. You can also visit the Jackson County Courthouse site and search their records. Back to top
| · what is the status of the wording on deed restrictions?
Changes to Missouri Law in 2006 eliminate any references to restrictions on sales based on race or creed that may appear in deed restrictions. Back to top
| · I want to make changes, additions or modifications to my home. What do I need to do?
An application(Adobe acrobat file, 65.1 kb, 1 page), along with architect's plans and a $75 application fee must be submitted to HACCD for approval. The form can also be picked up at the HA-KC office. In addition, you or your builder must obtain a City work permit, and the work must be inspected by the city inspector and a certificate of occupancy issued when the work is complete. Back to top

According to Kansas City Code: The fence may not exceed six feet in height It can be made of wood or iron It cannot be across the front yard The finished side must face toward the lot line Back to top

| · What are the restrictions and procedures applicable to modifications of a detached garage (i.e. building a loft on top of a garage)?
Most of the restrictions (see above) within Romanelli West do not allow for any outbuildings, but there are exceptions! Please see the restrictions for your block under "Building Restrictions" and submit your plans to HA-KC (See address under "Homes Association) prior to doing any work.
